Frequently Asked Questions

We have answers to your questions.

Who is Liable for Land Tax?
The Land Tax financial year runs from April 1 of one year to March 31 of the following year. Therefore, any person who owns land or property at April 1, of a financial year is liable for all taxes on that land.
How is land tax determined?
Land tax is determined by applying the tax rate to the Site Value if the land is vacant OR the Improved Value if there is a building on the land.
What are the key dates for Land Tax
April 1
  • This is the first day of the land tax year. A person who owns land or property on the land at April 1, is liable for all taxes on that land.
March 31
  • The last day of the land tax year.
  • If the tax is not paid by that date, you will incur a penalty of 5% of the unpaid tax plus interest calculated at the rate of 1% per month on the principal and penalty. This interest is calculated on simple interest and is not compounded.
  • Delinquent property becomes tax defaulted for non-payment of taxes. If delinquent taxes are not paid in full, the property is subject to the Authority’s power of sale.
